  • WILL YOU HOLD A PROPERTY BEFORE I PAY A DEPOSIT?

    Available properties are not held for anyone that has not already applied, been approved, and provided us with security deposit. Applications are processed on a first come, first serve basis.

  • HOW LONG CAN YOU HOLD A PROPERTY ONCE A SECURITY DEPOSIT HAS BEEN PAID?

    Up to 30 Days from Approval 

  • AM I REQUIRED TO PAY FIRST MONTH’S RENT AND LAST MONTH’S RENT AS WELL AS A SECURITY DEPOSIT?

    Not Typically. You will pay the security deposit to hold the property and remove it from the market. Then, you will pay your first month's rent and prorated rent, if applicable, upon move in. Prorated rent may be required if you move in, in the later part of the month. In some circumstances, an owner may require additional month's rent to be paid. This will be a condition discussed with the applicant prior to signing the lease.

  • HOW OLD DO YOU HAVE TO BE TO APPLY?

    All occupants who are 19 years of age or older are required to submit an application. 


  • IS THE DEPOSIT REFUNDABLE?

    Yes, the security deposit is refundable. A move out inspection will be performed to assess the condition of the property. If there are no damages that are to be charged to the tenant, and if there is no balance owed by the tenant, a refund of the deposit will be sent 60 days from when the keys were turned in.  

  • YOU HAVE A PROPERTY I WANT TO RENT. HOW DO I APPLY?

    Simply go to the property description that you are interested in and click on the "apply now" link.

  • HOW DO I PAY RENT?

    Tenants can make their payments through the online tenant portal or can pay using the Pay Near Me option. If tenant's account is late, the only option to pay will be through certified funds. WE DO NOT ACCEPT CASH UNDER ANY CIRCUMSTANCES.

  • I WANT TO GET A PET. WHAT DO I DO?

    Some properties are not pet-friendly. If you are looking to rent one of our homes, be sure to read the pet policy in the advertising remarks to check for the pet policy, pet fees, and breed/weight restrictions. If you already rent a home with Pugh Group Property Management, please refer to your lease to see if the property is a pet-friendly property. If the home is pet-friendly, a written request will need to be submitted for approval from the owner. Once approved, the lease will need to be amended, and pet fees will need to be paid.

  • I WANT TO MOVE OUT, BUT MY ROOMMATE WANTS TO STAY. WHAT DO I DO?

    Any tenant changes will need to be agreed upon and the changes must be in writing and signed by all parties. 

  • MY LEASE EXPIRATION IS COMING AND I WANT TO MOVE OUT. WHAT DO I DO?

    Tenants are required to provide a 30-day written notice to vacate even if the lease is expiring. Check your lease end date on your agreement to ensure you give proper notice. Depending on the date your lease ends and the date you formally give notice, you may be responsible beyond your lease end date. Notices should be emailed to pgpm@pughgroup.com. 

  • WHO IS RESPONSIBLE FOR PAYING FOR REPAIRS & MAINTENANCE REQUESTS?

    Tenant maintenance and repair requests are made through the portal. Repair costs are normally an owner expense, unless the repair/maintenance issue is caused by the tenant. Day to day maintenance such as changing light bulbs, air filters, lawn mowing and other general maintenance items, as described in your lease, are responsibility of the tenant.

  • CAN I BE APPROVED IF I HAVE AN EVICTION ON MY RECORD?

    If an applicant has an eviction on his/her record within the past 5 years, the application will automatically be denied.

  • DO YOU ALLOW CO-SIGNERS?

    A co-signer is allowed on a case-by-case basis.
